    Flat Top Ranch
Spectacular natural resources, incredible view sheds, amazing artifacts and great amenities only begin to describe this special Southwestern New Mexico Ranch. The property is located in Grant and Luna Counties, approximately 40 miles southeast of the thriving regional community of Silver City. The ranch is situated in the northern Chihuahuan desert highlands of the Mimbres River Basin region nearby the southern reach of the vast Gila Wilderness. Access to the private gated ranch entrance of this sprawling 7,000 acre ranch is off Highway 61. Highway 61 a designated scenic roadway is a low traffic road that follows the Mimbres River.

Flat Top Ranch is comprised of approximately 3,865 deeded acres, 3,170.27 New Mexico State Lease acres and 40 acres federal BLM lease land. A great feature is the private land controls all highway road access and is buffered with acres of scenic state lease land. New Mexico State Lease land is a secure perpetual agricultural lease. The lease fee is paid annually with a five year lease term. One of the many benefits of the state lease is a protection buffer against other land owners and developments.

Topography of the Ranch is extremely diversified. The southern boundary 5,100 ft. rises from the beautiful Mimbres River Valley, with Mesa Rim Rock and long sweeping hills rising northwest away from the scenic valley.

The northern ranch boundary is mountainous with steep slopes up to 6,300 ft. elevations across Blue Mountains south face. The southwestern boundary takes in a portion of the notable flat top Table Mountain. Adjacent to Table Mountain is the spectacular City of Rocks State Park however within the ranch are rock formations that rivals anything the states rock park presents. The area of the rock land park is private, secluded and truly an amazing landmark. The acres of tranquil boulders are landscaped with magnificent oak trees and natural water holes. Traversing the ranch and draining to the Mimbres River are several pretty little canyons and draws. Each has interesting features and vegetation. Along these drainages are natural water holes and developed earthen water tanks.

This is primarily a grassland ranch interspersed with mesquite, cactus, oak, juniper and cottonwood trees which provide a delightful variety of terrain and vegetation characteristic of the Chihuahuan desert highlands.

Site improvements include the residence, roads, and water infrastructure. The residence is a new territorial residence blending into terrain of the rock park and sited to maximize the great view shed taking in Cooks Peak, Blue Mountain and Table Mesa. This very private location is isolated, yet accessible. The residence is an energy efficient rammed earth construction made from material executed from the ranch. This rambling 3,900 sq. ft. earth house has 4 bedrooms, 3 baths, a large living area, spacious kitchen, laundry room and an oversized garage. Wood vigas, corbels, and beams accent the tall ceilings and satillo tile cover most high traffic floor areas. The many windows capture breathtaking vistas from all rooms. The earth tone stucco exterior compliments the surrounding native landscaping. Special features include a tremendous amount of rock work for site and ground stabilization and buried utilities. Access to the site is along a privately maintained ranch road which includes several concrete low water canyon crossings. The ranch road system is developed for access to all three water wells, earthen tanks and special use areas. Cattle pens are located away from the residence within Cottonwood Canyon.

Wildlife thrives throughout the ranch with a predominance of mule deer, coyotes, and quail. Eagles, hawks, and many colorful wild birds are ever present. The owner has not permitted any hunting.

Due to the proximity of the Mimbres River and the unique land features of the ranch, Native Americans most recently, the Apaches and the earlier Mimbres Indians took shelter on the ranch. One area of the ranch overlooking the river has a treasure of rock drawings and many rock grinding holes. Table Mountain with its flat top was a refuge where the Apaches are known to have taken high ground and were capable of observing all approaches.

Flat Top Ranch is a phenomenal property with unusual features and amenities. The fixed expenses of real estate taxes $2,104 and state lease $3,119 and BLM lease fees $44.00 are low and not detrimental to the ranch ownership. It is a peaceful, private, yet very accessible ranch property. The major markets of El Paso, Las Cruces, and Tucson are all a reasonable commute.
